Who pays us,
and who does not.
The fastest way to know whom to trust in this sector is to know how they earn. Here is ours, including the exceptions.
The model
We are not enrolled as agenti d’affari in mediazione, so we cannot lawfully be paid on the outcome of a sale. Everything on this page follows from that constraint — it is the thesis, not a footer disclaimer.
The mediation disclosure is true of this PONTE state and will be rewritten when we are enrolled.
Three service groups, three different rules
No commission on the public price list
The public price list is fixed-price work, due when the service is delivered. Whether the property sells, and for how much, does not change those prices.
The source catalogue still contains two inactive 2.49% mediation items: Full mediation (seller side) and Buyer-side mediation. They are not sold on /pricing. They are being removed. Until they are gone from the source file, this page names them instead of using an absolute.
Search and booking a viewing are free
Searching, saving searches, contacting owners and booking a viewing cost nothing.
Being accompanied to a viewing is a different item (Viewing accompaniment, €49 + IVA). Drafting a purchase offer is a different item (Offer drafting / redazione proposta, €99 + IVA). Both sit inactive in the source catalogue and are not on the public list. Offer drafting is work for an avvocato; we do not sell it while it remains counsel-gated.
Banks4All and Credit Prime
Banks4All is a separate company. It is not a lender and does not guarantee approvals.
Credit mediation is carried out by Credit Prime, an OAM-enrolled operator. You are their client, not ours. We are paid nothing for that referral (art. 128-sexies c. 1-bis TUB).

These follow from not being able to earn on the sale — and from the exceptions this page already named.
We do not inflate valuations
We publish the official OMI range for the zone and the semester it refers to. We show you the source and the semester. We do not produce a value for your property; a survey needs a licensed technician.
We do not sell your contacts
Lead assignment to a region-matched partner (routeLead) is off in PONTE. The EC-S-36 census found no partner, lead or payout rows. If that ever changes, we will write it here first.
We take no fees for referrals
When we suggest a technician, notary or service, we receive nothing from the provider. The Credit Prime referral is unremunerated. If that ever changes, we will write it here first.
We do not require exclusivity to publish
A private listing stays yours. You can withdraw it. We do not charge a penalty for withdrawing. The codebase has an exclusivity flag on a mandate object; it is not a live EasyCasa lock-in on this portal.
Featured placement is labelled and flat-fee
A seller can buy labelled featured / boost placement. While it is active, that listing can rank higher in search. Nobody pays a percentage of a sale to rank. Third-party advertisers cannot buy silent ranking.
Where the numbers come from
Market data sources
The price bands we show rest on the Real Estate Market Observatory of the Agenzia delle Entrate, which publishes every six months the recorded values for every micro-zone of every Italian municipality.
OMI values are official but by definition approximate: they indicate a micro-zone band, not the value of a specific property. A survey needs a licensed technician, and we say so plainly instead of pretending an algorithm is enough.
Corporate structure
Who EasyCasa is, and Banks4All
EasyCasa is a product, not a sister company of Banks4All. The operating company is being incorporated — that is why the identity fields below are a visible hole rather than a number. Mundida owns the platform and licenses it at a fixed canone.
- Banks4All is a separate company. It does not receive fees from EasyCasa, agencies or sellers.
- EasyCasa does not receive fees from Banks4All.
- Neither influences the other's recommendations.
- Using Banks4All is never a condition for using EasyCasa: it is not required to search, contact an owner or book a viewing.
- Credit mediation is carried out by Credit Prime (OAM). We are paid nothing for the referral.
Limits
What we cannot guarantee
An honest list is worth more than a long one.
- We do not guarantee a property matches its description: we verify what we can and tell you what remains unverified.
- We are not a party to the sale contract. You enter that with the other party.
- Our valuations are estimates with a range, not surveys.
- We cannot guarantee a negotiation will succeed, or how quickly a private owner will reply.
- We do not control the timelines of notaries, banks or public offices.
If you pay us
Fourteen days to change your mind
Distance sales to consumers carry a 14-day withdrawal right under art. 52 of the Consumer Code (D.lgs. 206/2005), without giving a reason.
If we start work inside that window, we need your express request and your acknowledgement that you lose the right once the service is fully performed (art. 59 lett. a). Pre-contract information (art. 49) is in the terms.
