The value band the Agenzia delle Entrate records for the property’s specific zone — not the whole municipality. In Milan the gap between two zones can exceed 300%.

02Commercial floor areaCalculation base

OMI values are per m² of gross area. Using net floor area skews the result by 15–25%: we convert before calculating and tell you which base we used.

03State of repairAdjustment

The Agency publishes distinct bands for average, excellent and poor condition. We use the right band instead of an eyeballed percentage.

04FeaturesAdjustment

Floor, lift, outlook, terrace, garage. Every adjustment is listed with its weight, so you can challenge it if you disagree.

Where’s the catch

If it’s free, how do you make money?

From services you choose, not from the sale. Photography, energy certificate, document checks, deal support: each has a fixed price shown before you order, the same on a €150,000 home and an €800,000 one. We take no seller commission.

Will someone call me?

No. We don’t pass your address or details to agencies, and there is no agent network buying these leads. If you want to talk to someone, you ask.

How accurate is it?

It’s an estimate, and we treat it as one: we give a range, not a single figure. OMI values are official but by definition approximate — they describe the microzone band, not your exact flat. A surveyor’s appraisal is different, and we say so instead of pretending an algorithm is enough.

Where does the data come from?

From the Agenzia delle Entrate’s Osservatorio del Mercato Immobiliare, which publishes recorded values every six months for every microzone in every Italian municipality. Banks and valuers use the same reference. We always cite the semester.

Does it work outside Milan?

Yes. Coverage is national: 7,866 municipalities, every province.
