Why we exist
Three things that don’t work — and nobody fixes them
Commission on both sides
3% plus VAT from the seller and 3% plus VAT from the buyer, on the same home. On €300,000 that is nearly €22,000 leaving the deal.
Nobody knows who can buy
Sellers don’t know if a visitor will get a mortgage. Visitors often don’t know either. Months are lost finding out.
The method
We verify first, not after
Every listing has a verified owner
Identity confirmed and title checked before publication. If a listing stops getting answers, it leaves the platform. Publishing here is free, so verification costs us nothing — portals sell the inventory they refuse to clean.
Values are the official ones
Every property shows the market band recorded by the Agenzia delle Entrate for its micro-zone, next to the asking price. If the price is off-band, we say so — and we say to ask why.
Buying capacity is verified; the name is not
Sellers see that a buyer can sustain the purchase, with an indicative range and an expiry. They don’t see the surname and don’t get the phone number. Details are exchanged only when both sides confirm the viewing at the same time.
No commission from the seller
We earn from the services you choose — photos, energy certificate, document checks — at a fixed price stated before you order. The same on a €150,000 home and an €800,000 one.
The highest estimate isn’t a compliment
Anyone who only earns if you sign a mandate has a reason to promise a price the market won’t pay. Then, after three months without viewings, comes the call about cutting the price. We take no commission on the sale. We have no reason to inflate the number.
