The model
Three service groups, three different rules
No commission from the seller
We do not take a percentage of the sale price. Ever, in any form.
Add-on services — photos, EPC, document checks — have a fixed price, shown before you order, the same on a €150,000 home and an €800,000 one.
Search and viewings always free
Searching, saving searches, contacting owners and booking viewings costs nothing and will stay free.
Verification services — title, compliance, condominium, offer support — are optional. You can use the platform without buying any.
Banks4All services
Independent advice on whether the purchase is sustainable. Banks4All is not a lender: it does not grant loans and does not guarantee approvals.
Credit mediation is carried out by operators registered in the mandatory registers.

If a party is not on this list, they do not pay us in any form — not commissions, kickbacks or indirect fees.

Things common in this sector that we do not do
This is not a promise of good intentions: these are direct consequences of not earning on the sale.
We do not inflate valuations
Anyone who earns only if you sign a mandate has an interest in promising a high price. We do not, so we start from official Agenzia delle Entrate values and show you the calculation.
We do not sell your contacts
There is no agency network buying leads collected here. If you ask for a valuation, nobody calls you back.
We take no fees for referrals
When we suggest a technician, notary or service, we receive nothing from the provider. If that ever changes, we will write it here first.
We do not lock you into exclusivity
Your listing stays yours. You can withdraw it whenever you want, with no penalties and no minimum periods.
We do not show ads
Nobody can pay to rank higher in search results.
Where the numbers come from
Market data sources
The valuations and price bands we show rest on the Real Estate Market Observatory of the Agenzia delle Entrate, which publishes every six months the recorded values for every micro-zone of every Italian municipality.
OMI values are official but by definition approximate: they indicate a micro-zone band, not the value of a specific property. A survey needs a licensed technician, and we say so plainly instead of pretending an algorithm is enough.

The relationship with Banks4All
Banks4All and EasyCasa are separate companies in the Mundida group. We write it here because transparency on relationships matters as much as transparency on fees — and because you will find Banks4All links on this site.
- Banks4All does not receive fees from EasyCasa, agencies or sellers.
- EasyCasa does not receive fees from Banks4All.
- Neither influences the other's recommendations.
- Using Banks4All is never a condition for using EasyCasa: it is not required to search, contact an owner or book a viewing.
- Credit mediation is not carried out by Banks4All but by operators registered in the mandatory registers.
Limits
What we cannot guarantee
An honest list is worth more than a long one.
- We do not guarantee a property matches its description: we verify what we can and tell you what remains unverified.
- We are not a party to the sale contract. You enter that with the other party.
- Our valuations are estimates with a range, not surveys.
- We cannot guarantee a negotiation will succeed, or how quickly a private owner will reply.
- We do not control the timelines of notaries, banks or public offices.
